What is a Property Manager?
At Lloyd's Property Management Division all of our property managers are trained and experienced professionals as well as members of professional associations such as the AMPI (Mexican Real Estate Association).
Why is this important?
The real estate sales market is extremely competitive. Over the last several years, demand for housing has grown and supply has tightened in many of the markets we serve. Many sales agents and other private individuals have made a decision to supplement their sales income by small-scale rental management. As a landlord, dealing with someone who is only managing 5, 10, or 20 properties sounds good until you understand the differences between these part-time property managers and the kind we have at Lloyd's Property Management Division.
Our property managers devote a tremendous amount of time and energy to staying current on property laws in the state of Jalisco and Nayarit, which are not always the same. They participate in their respective Real Estate professional organizations to stay current on the ever changing laws. Agents who "do rentals or property management” part-time frequently forgo this ongoing education in favor of playing the odds that "it won't happen to them."

The bottom line: Experience and education count! Our property management team has the experience and resources to deal with situations quickly, efficiently, legally, and with minimal exposure to liability for our landlords.

A Rental Home is a big investment. With all the regulations, legal issues and liabilities, it is in your best interest to hire a professional property management company.
Lloyd's Property Management Division has offices in the Puerto Vallarta and Bucerías, an experienced and dedicated professional staff, with an accounting system that is very user friendly.
The following items are included in management of your property:
- Management of employees to include: Oversee 2 employees work (one maid and one gardener/pool), we can either hire employees for the onsite work or work with existing employees you currently have. All salaries would be collected from the property owner and paid for the employees once a week or twice a month. We will work with the employees on both short and long term tasks as directed by the owner of the property.
- Oversee General Maintenance to include: A weekly task list to be completed by the onsite employee's and followed up on the progress and completion of each task noted.
- Pool maintenance to include overseeing existing pool service or assisting own to find a competent pool service.
- Oversee garden maintenance, including plant watering two times per week in the dry season. Fertilizing, spraying for pests.
- Purchase all of supplies needed. (Provided by the owners)
- Payment of all utility bills: Gas, Water, Electric, cable TV, phone, property taxes and trust deed. We monitor the gas tank weekly (if applicable)
- Emergency on call service 24 hours a day
- Monthly Accounting reports: We'll be reporting you all the expenses and incomes once a month by email and holding all the receipts for your inspection upon request.
Special requests:
We are happy to accommodate special requests where possible. Meet renters at the house when they check in and check out. (This is something that the rental agent does, but if you have renters that you have booked, we can meet them for a small fee.).
